Payment Details
Bookings are made and a contract between you and us comes into effect immediately when we accept a reservation from you. We will accept a reservation when we have confirmed your reservation details.
For all bookings we require credit/debit card details to guarantee payment and if booked within 14 days of your stay the whole of your reservation fee is immediately charged to your card.  We reserve the right to charge for the whole of your stay at any point after your booking. This does not affect your right to a refund if you cancel before the 14 day no cancellation period.  A non-refundable 50% deposit will be payable at the time of booking.  We will send you an email or letter confirming the booking. We accept a range of payment cards, but we are unable to accept online payment methods such as PayPal, or Diners Club cards. Prices are per room per night and include breakfast.

Cancellation
In the unlikely event of your booking being cancelled or curtailed, or in the case of a no show, we are entitled by law to charge for booked accommodation not taken up. If cancellation occurs within 14 days of arrival a cancellation fee of 100% of the booking fee will be charged against the card details provided. We advise all our guests to take out relevant travel insurance.

Change of dates
No bookings can be changed within 14 days of arrival and if you are unable to take up the booking then this is deemed a cancelation.

​Non-availability
We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.

Transfer of Booking
Your booking is not transferable.  You cannot transfer or resell your booking (in whole or in part) or advertise or otherwise offer any room for sale and if you do transfer or resell (or attempt to transfer or resell) your booking, then we may terminate your booking and retain any monies paid to us for the booking.  Any bookings resold or transferred may not be honoured and we accept no liability in respect of this.  We may also refuse to take any future bookings from you. If we have agreed (in exceptional circumstances) to allow a transfer of your booking (to a family member or close friend for example), then you continue to be responsible for the booking, the behaviour and conduct of the replacement guests (you will be responsible for ensuring that they comply with the Terms And Conditions detailed on this web site) and any additional charges incurred such as extras or damages, which will if required, be charged to the card you used to create the original booking.

Refunds
If a refund is agreed we reserve the right to charge an administration of up to 15% of the booking fee which covers card fees and administrative expenses.

Arrival & Departure
Your room is available to for you to check in from 4:00PM up to 6:00PM on the day of arrival, unless otherwise arranged. Check out is no later than 10:00AM on the day of departure, unless otherwise arranged. Your bill for the accommodation and any extras or services taken during your stay is payable upon booking and any extras are payable on departure. We are entitled to request proof of identification (acceptable ID documents are: a photo ID card, passport, drivers licence and or the card used to make the booking) and we reserve the right to refuse access to your accommodation or withdraw your accommodation and require you to leave immediately and without notice or a refund if you are unable to or refuse to provide sufficient identification.

Late Check Out
As turnaround times are very tight we reserve the right to charge for late check out,  i.e. after 10:00AM on the day of departure. Unauthorised late check out will be automatically charged at the rate of £35 for each hour or part thereof.

Damages and Breakages
You are responsible and liable for any breakages or damages which you or any member of your party cause to the accommodation or its contents. Please report these as soon as they occur,we reserve the right to make a charge to the guest’s credit/ debit card, or we may send you an invoice, for repair or making good if the damage or breakage is significant. We may make an additional charge if you did not report this.

Behaviour
We reserve the right to refuse access to your accommodation or withdraw your accommodation and require you to leave immediately and without notice or a refund if in our reasonable opinion you or a member of your party are disturbing other guests peaceful stay, are abusive, aggressive or excessively intoxicated with alcohol or under the influence of drugs or engaged in any form of illegal or immoral behaviour.

Dietary Requirements
We can cater for vegetarian or vegan diets, but unfortunately cannot cater for life-threatening food allergies.

Liability
We do not accept liability for damage, loss or injury to you or any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

Children
As Highgate House is adults only, unfortunately we don’t accept children under the age of 18 and in no case will any room accommodate more than two people. We reserve the right to refuse access to your accommodation or withdraw your accommodation and require you to leave immediately and without notice or a refund if either you provide ID that confirms you are under 18 years of age, or when asked to provide ID you refuse.

Groups
We do not normally accept groups so please check with us before you book for parties of four people or more. In consideration of our other guests, we are unable to accommodate Stag and Hen parties.

Pets
Unfortunately we don’t accept pets.

Smoking & Electronic Devices
At Highgate House we operate a non smoking/use of electronic devices (Vaping) in the house and Gardens.

Data and Privacy
We may process the information you provide us for future marketing of Highgate House. By making a booking you consent to this processing of information. We will not pass your details to any third parties.
